There's a lot of talk going on about the market in Southwest Florida. Has it tanked? Will prices continue to fall? I don't care how much experience one has in this market, there's no way to know for sure. What we do know for sure is that sales have slowed down considerably over the past two years. However, three years ago the market went nuts. Prices rose dramatically and there was a rush to buy. Investors flooded the market hoping to buy on the rise and sell before the prices stopped going up. Some were successful and made a nice profit - others were not so lucky. As a result, the inventory is now very high. It is indeed a buyers market. However, we are experiencing buyers who are afraid to pull the trigger, thinking things might get even better. Will they? Maybe yes, maybe no. In many areas prices are holding steady and there are buyers who are paying the price to get the location they want. Sales are all over the board.
The weather is beautiful and it's a wonderful place to be. Prices are low, interest rates are low, will buyers come back? Of course they will, and they should - now. If they are in the market, it's a great time. There's lots of choose from and there are motivated sellers. This isn't going to last forever. Once the investors who have to get out unload their properties, the inventory will get back to normal and prices will stabilize. Right now you have more to choose from and you can make an offer - make an offer. If the seller is motivated, you'll get what you want for your price. Contrary to what you read, not every area is in trouble and not every seller has to sell. It's like anything else - you get what you pay for - but right now, you get a lot for your money!
